Why Bulk REO's Are A Limited Opportunity

Now is the time to get wealthy. And it’s very easy to do when you enter the Bulk REO niche; either as a tier one buyer of Bulk REO packages, a seller or buyer’s mandate, or as a rehab to rent or sell buyer. It’s a limited time opportunity that you need to take advantage of quickly.

The financial downfall in the US caused a flooding of foreclosures, leaving the banks with a surplus of “toxic assets”. Most people don't realize that the real estate crisis we’ve been in since 2008 is comparable to the "savings and loan" crisis of the late 1980's, when the federal government formed the Resolution Trust Company to resolve the real estate meltdown at the time.

The major difference is, today, Fannie Mae controls the market and is "too big to fail"-- making us vulnerable to a great depression. During the 1980's real estate meltdown, "savings and loan" banks became insolvent mostly because of greed, fraud, and over lending. The FDIC stepped in and sold the "bad" banks and its deposits to solvent banks. However, the foreclosed properties in the US continued to pile up to a value of over $390 Billion.

The FDIC could have sold each REO off one-by-one but that is time consuming and costly. They entrusted the Resolution Trust Company to create an innovative method to mitigating the damage and selling off the assets. The most creative approach to the 1980's real estate meltdown was to sell REO properties in bulk; similar to how Sam's Club and Costco sell items. When the recession is officially over, your chance to make tons of money with Bulk REO’s will diminish. Like I said before, buying and selling Bulk REO’s is a limited opportunity.

As you know, banks are in the business of lending money not managing properties. Therefore, it’s their priority to shore up their balance sheets by selling off the properties quickly, and increasing their cash flow. When banks become more financially stable and have fewer properties in their inventory, the Bulk REO opportunity will be no more. Banks will resume the old standard which entailed selling foreclosed properties at a real estate auction and listing properties on the MLS (Multiple Listing Service) website.

As a Bulk REO investor, you must remember that once the market stabilizes, property values will jump. Everyone will be paying a lot more money to get into the real estate business. Right now, you can get homes at $.20-$.60 on the dollar, but after market stabilization, you’ll be buying at retail or higher. This is your opportunity to not just buy homes, but neighborhoods. You can buy whole Bulk REO packages from banks, which could be from multiple states and neighborhoods, or you can “cherry-pick” homes from a tier one owner of Bulk REO’s.

Either way, in this market, there are a lot of savings to be made at the buy and ample profits to be made at the sale. For a limited time only, there is a ton of money to be made in the Bulk REO niche market. Don’t sleep on this opportunity to buy and sell entire neighborhoods. The real estate market will recover; just like it did during the 1980’s meltdown. Based on U.S. history, if something like this is to happen again, it’ll be at least 20 years. Become wealthy today!
