Presently I am farming key target neighborhoods where I seek to acquire buy and hold properties. The best leads thus far have come from divorce situations. Divorce is one of the main reason foreclosures occur. This is a very profitable niche market smart investors will pursue, and incorporate in their marketing.

Lets face it. There are a hundred ways of attracting motivated sellers. This in itself is sometimes why investors do not get results, because they get overwhelmed and lose focus. I would like to offer 3 viable and real world marketing strategies that cuts through the fluff, and can get you results this week if you commit to them. Here are 3 simple ways for getting motivated sellers of divorce situations to call you:

Target Divorce Attorneys

This is can be "tricky" since you will have to prove your self and convince the attorney that you have their clients’ best interest at heart, such as; stopping double mortgage payments, avoiding foreclosure and poviding less stress. You will also have to convince the attorney that there is something in it for them: saving them time, money and enhancing their service to their client. With marketing pieces such as direct mail, postcards, networking etc. you can accomplish this task for with minimal out of pocket expense.

Classified Ads

Classified ads under the legal services sections in the paper is another excellent source of attracting these sellers. Make sure the ad has a catching headline and that the body of the ad has a call to action.

Direct Mail to Divorce Notices

Have a stay at home mom or student collect all the divorce notices from your online county website or the paper, and have them mail a personal letter to these prospects. Be sure to follow up with 3-4 mailings to these prospects every 3-4 weeks. I know these ideas will be of profit to you if you act on them.I receive on a weekly basis, e-mails from investors who are frustrated, and unsure to get the phone ringing with quality leads. With increased competition and less flexible sellers in our present market, this is a strategy that can and will work.
