Hi All,
I thought i would post this idea that I came up with regarding letters to pre-foreclosures.
I have a standard letter then at the end I have a PS like this:
PS: I have enclosed a copy of my free report: ”Six Deadly Mistakes Homeowners In Foreclosure Make That Costs Them their Homes!“.
Then I just don't include the report. My thinking is that maybe they will call me as ask where the report is. What is your thinking?

all i could tell ya to do is try it and see how it works ...just because it works in your area it may not in mine or vise versa ...its a intresting idea that i havent heard yet

i agree with WW, but for my opinion on this...I think it may show that you're work half a$$. i forgot to staple my cover page of a packet I drop off to homeowners...and to me I was displaying to them that i wasn't thorough.

Thanks for the input.
I have a feeling that it will work okay. As for looking half-baked. You have to remember, we are not dealing with people who make wise choices (usually). They may be motivated, to call becuse my first letter contains a special report that I do include
I will keep you all up to date.

The thing about it is have you ever been to someones house that is in Foreclosure?
They get hundreds and hundreds of letters and post cards! It does not matter what it says or how it says it! The thing is will they even open it?
If you got 100 letters would you open all of them? Me either!
You have to send something that will get them to open it thats the first step!
I get a high number of calls not because of what it says its because of what I send!

Betty: It is something I made up from a collection of things I have seen.
RE: I agree with you. It is hard to get things open. In my area, there arenot a lot of people doing the pre-foreclosure thing. So, they may nly get 2-5 letters at most. It is better to send something rather then nothing.
So, what do you send the people to get them to open the letter? I think everyone here wuld love to know what it is. Including me

tj: would you mind sharing the enclosure (Six mistakes)?
I would also like to know what you all are adding to your letters to get people curious.
We have alot of foreclosures in the area and there definately is alot of competition.

Adding to what reoconsultants said ... When dealing with preforeclosure owners, the absolute BEST method of getting them to communicate with you is to visit them in person. I've heard countless times before that investors have went to a person's door who was in the preforeclosure stage, only to see a stack of unopened mail from other investors.

Most people in foreclosure are in denial. They get tons of mail and rarely reply to any of it.

that's thinking creatively. Not sure about the title to your report, but the idea is a good one. The only problem I see is getting people to open the letter and acutally read it.

You could write on the outside of the envelope "Six Deadly Mistakes Homeowners Make That Cost Them Their Homes" leaving out the word foreclosure. That word can not only be embarrassing, but it can also make them mad that everyone can see it. This might entice them to open it.
Could you please e-mail me a copy of the mistakes also.

The word foreclosure is in big bold print on every card I send and that doesn't seem to keep people from calling me. No one has ever call and said "Oh how embarrassing it is". That's not to say it wont happen..but so far it hasn't I think the message should be...You're in foreclosure....either you pay up or you're going to lose your home...Here is how I can help you. The problem...the consequences...the solution.
