Question about investing in duplexes

<<We are in Calif. and have single, 4 and 5 plexes. In todays market the #'s don't make sense for cash flow. We bought a few buildings 10 years ago for 220,000-232,000. Those same properties are now worth 700,000-850,000! On top of that, the rents have doubled!>>

Therein in lies the rub with cashflow in California...the retail price has tripled or quadrupled and the rents have doubled.  Rents are not keeping pace with sale appreciation and it is now nearly impossible to buy into the market and cashflow.

You got that right baby. Good for me, bad for new investors. I wouldn't invest in todays market. Even good deals don't seem all that great.
