I am a bit of a new investor and have found a deal to wholesale.  This house does not have the heater hooked up and is a rehab.  I will not be able to conventionally fund this project and do not want to find a rehab loan since I will not be doing the rehab itself.  Is there any clause people use in the contract making the agreement subject to purchase by end buyer or something to that effect?  So that I can get out if I don't find an end buyer (which I can't imagine happening with this great deal).
