When you assign your contract you need to have an "Assignment of Contract" form.  I'll send you an example via e-mail.

Thank you for your reply i have one more question that i have forgotten to ask who will usually pay closing cost? The investor or me the seller of the contract?

Whoever performs the closing pays the closing costs, so it would be the investor if you assigned the contract over to him before closing.
