When is best time to have title search done once I've got a sub2 agreement with the seller?   Do I wait until my buyer is located?

Once you have the contract signed with the seller you should open title by taking the contract to the title company and taking them the earnest money. They will give you a receipt for the money and order the title committment. Some Realtors go ahead and get the title company to order the title committment upon listing the property for sale ,  It is best to do it early just in case there are title or lien problems and especially before spending cash on appraisals, inspections  and even ads to find buyers.
