ocala been growing for years..I am doing some there..acre lots run about 65-75K..quarter acre about 30-45K..most people building about 30min from downtown area, like rainbow lakes..(I am doing some there)..but make sure your in Marion county and not Levy county (lower property values).

But remember the big boom is over..be prepared for smaller profits and longer sell time..

well, this property is right near Ocala, 13 miles west ( i think) in marion county.

it's 4 acres - over 200 ft of frontage on 25, zoned commercial and residential.

the sellers are in their 80's, owner told me he hasn't been there in 10 years and he's selling it because of his age and wants to give grand kids some money...

so, my comps show that in this particular area, land zoned residential, some with no access to road, go for about 25k to as high as 36k for .25 to .5 acres.

this again is 4 acres

asking price 60K

if i had balls, i would have closed this deal already.  this is a good one, even for a newb like myself.  i just know it.

4 acres for 60K is a good price..Buy and hold for about 2-5yrs and you can have a nice profit. Start looking into splitting it right away though...

the property is already under contract.  seller told me they got exactly the asking price.

i talked with some more people down there. they said it was a very good price, especially being zoned commercial already.

i told seller to give the number to buyer and if anything went wrong with current contract - to give me a call asap.
