What clauses do you absolutely put in your contracts when

Selling

Buying

I just came back from the book store yesterday looking for the best clauses.
Here are a few
Access to property before closing - So you have inspectors/contractors, and whomever else who want see the property before closing. If they refuse or dont allow you time, you can get out.
Inspection
Choice of Escrow
Right to Extend
Spouses/Partner Approval - A lot of people so dont use, but if you have a business partner, it may be a must
Loan Rate - It would be worded to say that you must receive a certain rate/loan term, or you can not accept the contract.
