I am a realtor who works as a Buyer's Agent, that means I wiork with investors to help them buy houses. So, I will answer from my perspective.

If you work with a good Buyer's Agent, he/she will run comps using the software provided in the MLS tools the realtor pays for to be a realtor.

I recommend that you:

1. ask friends and business associates for referrals, or
2. attend a local chamber of commerce after hours or breakfast networking session and interview realtors to find someone who will work for you.

A Buyer's Agent works with just a few investors (if he/she is smart), and specializes in making those investors successful. A smart Buyer's Agent will focus on 10 investors - that will be his/er customer base - total.

So, in summary a Buyer's Agent can build his/her business relatively quickly and have a stable income stream with excellent service to a limited number of repeat customers.

In summary, a Buyer's Agent gets paid by the Seller for bringing the Buyer, but the agent (by law) is loyal to the Buyer (definition of single agency).

Well. Ya got me confused. A wholesalers gets comps from a buyers agent. Does the Wholesaler pay the buyers agent Or is there something the Wholesaler can provide the buyers agent?

Sorry that I was not clear, the Buyer's Agent gets paid at closing for the transaction - period. end of story - no other compensation should occur.....

A wholesaler sells homes to retailers, and Buyer's Agents need customers who close homes.

So, develop a Buyer's Agent for your network (wholesaler and retailers).

Create the Buyer's Agents customer base for him/her and have him/her focus on your business success. Everyone wins.....

a buyer being represented by an agent may have to compensate that agent if the buyer decides on a for sale by owner, or an mls listing without compensation or without adequate compensation to the agent.  unless jack works for free, from his perspective.
