How do you determine what area to send out your postcard.  Do I look for an area that is "middle income"

That depends on who your market is and what are you advertising for.

If you're looking for pre-foreclosures, I would go with the working class (middle income but no war zone) zip codes.

AKT, why not target those who would have good motivation to sell such as absentee owners or landlords? I sent out 20,000 door hangers and had not received the response I liked. Granted, I did not send them to the same home owners (mistake #1) and usually post cards work better than door hangers (semi-mistake, lets call it mistake #1.5 since the cost is much less).

Hey,
     If you want response you have to somewhat scientific in your approach - that is, you have to be able to measure your response as well as target your advertising.
     Get your sheriff's sale list and start mapping where the foreclosures are over several months. You will probably find a couple or so neighborhoods that have more than others. Mail to these areas looking for homeowners in trouble or those that know someone in trouble (offer an incentive).
     Most areas have neighborhoods that are primarily rentals - you can get an idea just by looking at the tax rolls. Send to owners whose mailing addresses are different than the physical address of the property.
     Once you have done target mailings start tweaking the mailing itself until you start getting returns.
     It may take four or five mailings before you get a bite. Good luck and good fishing.
