I have a good deal that I found with a real estate agent. I have some questions. This is my first potential deal, so I am green. I have to use her contract, so how do I make the deal so I can assign it to my buyer? Lets say I make the offer and they turn me down. Do I make an offer again is a certain period of time?

If a contract does not say it's not assignable, then it is. If you'd feel more comfortable, just have the agent put the buyer as Helixpoint and/or assigns. There's no timetable on making offers. Usually a seller will at least counteroffer, in which you can come back right away with another number. If they just straight turn you down, the may not be motivated.

Typically when you make an offer, you give the seller until a certain date/time to respond.  If they counter they will do the same thing.
