I live in Albany,NY  how do they work?

They do not work well. What I have learned is that most title companies and lawyers do not use them any more or will not insure title until the deed is a certain age. Much prefered is a  deed without warranty or a special warranty deed. The deed witout warranty transfers title to the party and gives no warranty. What I have is not yours, I do not know what I have and I guarantee  nothing but it is now yours and not mine.
