This person wants to work with a person in another state  and have the person in another state to do all the work as in locate rehab  and all the other person is doing is putting in some money >>>>  and they want a guarnntee that they are going to make  money

First of all, show me credentials, references and seriousness.  Do you know this person?  If you have the time, go ahead and start a portfolio or a packet and get everything together and share it all with them.  Basically, your a runner?  Are you putting anything into it besides your time?

 8)  yes on the deal  i am the person buying the property and the one doing the rehab     THE person wantting to be  guaranteed  a profit is only putting up about 5 thousand

If he's putting up all the money and your doing the work it's a very fair deal and one that I personally would be interested in.  We call those guys capital investor partners.  I like them if they can create the opportunities that can fund a deal.

Being a bird dog on a deal is a good and profitable business for anyone.  Some rehab finder companies specialize in doing this as a primary business function.  Investors partner on single deals all the time.

Just ensure that the percentages of return are directly related to the percentages of all equities (including manual labor) that each partner puts into a deal.

 This person is in another state and wanted me to put on paper i they would get a return and the amount of return and when .This i can not do  as i do not know how long the rehab will take as some thake longer  than others

 tis was where we went our ways as this is not something  i can say for sure  and we   then did  the deal and have now got a buyer for the home  and close in  20 days   with a profit
