Hello Club! Hope everyone is having a great day. Let me get to my question.  I am a beginning investor and need help.  I have been working on my credit and I jsut found out that my fico is just above 600 now, Hallelujah. But I am finding it hard to find investment property with a good amount of equity in it or even get financed.  I am not looking to get rich quick but I am looking to purchase property for rent and to flip: initially to build capital. What should I do?  (I really want your HONEST  response, dont worry about my feelings, I need true responses please)

Have you thought about doing some wholesaling or birddogging until you can get your credit score up to a reasonable spot for financing.  Start looking for buyers, once you find them, start looking for houses. Then introduce them in exchange for money.

I never heard about birddogging? what is that? I have heard of wholesaling but not in detail?
