New Section 8 Landlord recieving suggestions!!

Hello my friends on reiclub.  I am about to purchase properties here in Raleigh, NC for section 8.  It is a great market here for sec 8, actually a 5 year waiting list.  What things should I look out for in section 8 tenants and as a landlord?

The number one thing that you should look for in any rental property is proper cash flow.  Do a thorough cash flow analysis using real world expense numbers before buying ANY rental property.

Section 8 tenants are exactly like any other tenants.  They have the same issues and problems.  They are no better or worse.  

Get the checklist of things that the Section 8 inspector looks at.  Then, make sure that your property is in the proper condition before the inspector arrives.  That minimizes delays in getting new tenants in your units.
