Good replies here already. I must agree with the point that if you buy the land and your signature is on the construction loan, then there is no partnership and no need to split profits.
If there is a partnership, there are various ways to approach it. I have put up land and the builder pays for labor and materials and we split the profits commensurate with our agreed value of our separate contributions to the deal. Another way to do it is put up the land and pay for materials and labor at cost. The contractor invests his profit (usually 10-16% of construction costs) into the deal. These partnerships are great with a good builder because they care about your project since the outcome affects how much and when they get paid. Have fun!
