I have a property in Buffalo that will be worth about $45,000 after complete rehab (kitchen/bath gutout, new drywall, paint, carpet, electric, plumbing, etc.)....Neighborhood is exceptional (most neighbors have lived on the street their entire lives and take pretty good care of their properties), so the appraisal should be no problem...I recently did all new siding, new roof (tear off with new boards), all new windows, and steel entry doors...the interior is yet to be done...Are there any hard money lenders who will loan $10-20k for this?...The lowest I've seen is a $50k minimum, which would obviously be for a house worth $70k+ at a 70% rate...I'm working on 4 projects now so am looking for some help on this one...

Details, if needed:

House: sfr...1400 sf...4 bed/1 bath
Purchase price: $4700
Additional amount invested to date: $6000 (siding, roofing, windows, doors, 4 dumpsters of trash!)
Rent expected after rehab: $600-650
Total expected money into completed project: $30,000
House was purchased about 1 1/2 years ago so the seasoning shouldn't be a problem (bought 6 houses at one time and got backlogged, while waiting out the bad weather months back home in Va.!)
