Hi all you invester types!

I have been reading a ton of these posts......there great. It's good to see that people are not bashing other people here. A lot of good info!

Anyway, my question is this; when you assign a contract do you do a title search? Also do then send it to a lawyer or a title comp??? Confused.

I've read that when your doing a double close you do the search but not sure when just assigning.....
Also why not do a strait option insted of assigning a purchase and sales contract?

I have a lot of questions.....thanks for your answers a head of time!!!

I think it's a good idea to do a title search before you try and assign it.  If there are any problems with the title, you want to know about it.  It also helps you market your contract when you can tell your buyer the title search has been done.

There may be liens or title issues that no longer make it a good deal and then you can get out of the contract.
