Does it make a difference to the lenders whether I offer to pay all closing costs (including excise tax, etc.)?  It seems that they would just look at the net amount to them.  Does it help speed up the process at all?

Don't offer lenders  anything beyond the HUD 1 numbers.

It definately doesn't speed up the process.  Essentially it does not matter because they do look at the bottom line (the net to them).  I personally put everything on the lender.   If they don't like the bottom line - they'll let me know and I go from there.
