If you, as an investor, were to work with a real estate agent to help you find good properties for rehabbing or flipping, what qualities would they possess?

This post is ripe for agent spam, so hopefully you will get real responses.  There's nothing different about an agent that you wouldn't want in the rest of your investment team (i.e inspectors, lawyers, CPA, contractors, etc.)...experience, connections, active investor,ethical, cares about your growth.
