How do you recover your investment money on rental properties?

The last time I refi'd was in febuary and They didn't even care when I bought it.  I used Coldwell Banker Mortgage and they were also the cheapest for closing costs.  I was able to pull cash out on two of our properties. 

I think using a credit card (basically) as a line of credit is Russian Ruilette.  But people tell me the same about how I do it.  The object for me is to get enough cash to self fund soon.

Can anyone provide a list of lenders who specialize in either rehab to sell or rehab to rent kinda loans in the DFW area?
