Can I make a suggestion here - you should mail the preforeclosures on a MUCH more frequent basis. Every 3 weeks won't do it. Depending on your municipality the house could be REO in 3 weeks! How about hitting them 3 times PER week instead. I'm only half joking.
Consider the fact that once that notice of default hits public record they are literally getting inundated with solicitations of all types (BK attorneys, mortgage loan officers, investors, etc). Your postcard must be very compelling (colorful is good, by the way) and systematically delivered on a frequent basis to the preforeclosure leads, moreso than any other list.
