Looking to build a buyers list

I am located in central NJ. I have spent all of my savings trying to learn and earn. So far, I have nothing to show for it but frustration and an empty bank account.
  At this point in time, I am offering my time and energy as a birddog in order to rebuild my bank account and feed my kid. I am looking for a SERIOUS mentor and a decent buyers list. I am ready to put in as much time and energy as possible to accomplish this.
  I am at a critical point. I am broke and to be quite honest, desperate. All the money that I have put into this seems to have done nothing but line the pockets of the people who offer these programs.
  What's a person to do? All this talk and no results.
  Any takers?

All the studying in the world will not help if you are not making offers.

REI is right, You do have to make offers to make money. I know it could be alittle scary at first, but as soon as you start making offers and get your first check in your hands. That fear will disappear. Especially in NJ, ( try your own area) those properties are very inexpensive. Just find investors and start making deals.
