Just how involved is this process?

Actually very profitable, even in a down market.  Easy too as long as your not fighting CityHall.

Basic process, is goto City Hall and talk to someone in building and permit department.  See what they would like built on the land you own.  This will asure a easy transition in zoning by the city and commissioners. 

If they are willing to changing zoning to what you want, a few meetings, some permits and fees and its done.  Depending on city, can be done in 1-6 months. 


Back in the boom days in SW Fl, I was buying corner lots off major roads and getting them changed to commerical zoning for light industrial, and gas stations.  Great money....  Gas Stations are always an easy sell in large crowded areas...  easy way to increase land value 5-10x its purchase price.
