I have a property that someone is willing to let me assume the mortgage on.

I want to know if there's a good chance I can assign this to an investor since there is no need to qualify for a loan and there would be no down payment or closing costs? What would be a good assignment fee on something like this? The house does NOT have tons of equity; hardly any. But it is also in great condition and perfect for a rental. Mortgage payment is around $890/month and rents go from $1000-1100/month in the area.

Also, could I find an actual home buyer and make them put down a down payment and collect that as my fee?
