if i were purchasing a property to wholesale to an investor, what wording would i incorporate into the purchase contract that would let me out of the contract if i could not find an investor to purchase the property?

This contract is subject to assignment to an end-buyer.

I use a flex option to market the property than use a standard PSA contract once I find an end buyer.

Or if I find a deal before I get it under contract I pass it along minus the address and see if a buyer is interested and once I find one I get it under contract.

You really don't need weasel clauses if you do it that way.

Just do a 10 day inspection clause this way by day 9 you know whether or not you have a buyer. I wouldn't recommend making that a habit but I've done it a time or two
