Where could I get good legal forms and contracts?

Try your local real estate commissions office,title company or a real estate agent.

Check with the local investors club or use the old standby Google. That's the first place I go.

Our court house actually has some of the basic state leases and deeds.
It may be worth a check at your county court house.
