Is there anyone who've been investing in NJ, particularly doing
subject-tos and lease options who woud be willing to help a newbie to start up his investment career by emailing me copies of the forms you use. I have the information to start getting deals but I'm stucked because I need a little help here.

You made this same post in the Lease Options and Sub To forum.  I repeat here what I said there:
Don't you think you're asking a lot of someone to email you free copies of their contracts?  Contracts that they paid for, either from their attorney or a course?
