Hello
This is my first post and I have to say this is a great informative site.

I have two pre-foreclosures that I have met with both homeowners.
one has filed bankruptcy, this inividividual is only in pre-foreclosure for five months I am signing a standard contract and then trying to do short sale. I would like to know what I should do to speed up this process because she is willing to do a quick claim also.

second homeowner has no choice other than sell. He does have enough equity if he sells at what is owed but if he takes all subtotal costs from the bank, it would more than likely go to the sheriff sale.
