Building buyers List and marketing borrowed property-Need advise!

I am building a buyer's list and will borrow (this time only) a property from another investor  to put on my website for buyers to see. If I get a buyer for the property I will ask for a small fee. QUESTION - How do I make sure I get payed, and what type of documentation should I have? Need advise ASAP.

Put the house under contract (or option) with the investor, and then assign the contract or option to your buyer.  That way you don't get cut out of the deal.

First of all make sure you are dealing with an honorable person. Then you need to agree on how much you get paid if you find a buyer. Make a simple agreement between the two of you. If you have doubts about getting paid don't work with that person.
