But I have to ask because I am going crazy trying to find one myself.  Does anybody know where you can find a list of CURRENT nationwide HML that doesn't need to be paid for?  If so could you PLEEEEEEASE post it.  And if anybody has one they use and want to keep it a closely guarded secret then could you PM with it.  help

Yes I have.  Hardly any do business in Michigan and if they do then either I don't fit meet their credit criteria or they have minimum loan amounts much higher than what I need.   Right now I am looking at foreclosures that I can pick up between 10k-40k, rehab and flip for minimum 15k profit.  I have adjusted my search and I am starting to find some.  I am waiting for responses.

Try www.scotsmanguide.com for a list. These companies open and close and change names sometimes on a monthly basis so finding a NATIONWIDE current list is probably a pipedream.

Where in MI are you looking?  if in detroit up to 50% ARV, otherwise 70% in the rest of the state. 25k min loan amount. 640 score.

I'm in Barry County.  Hastings area, but I am also looking in the Battle Creek and Kalamazoo areas.  A casino is opening near Battle Creek late summer which is supposed to be bring something like 1100-1500 jobs. I believe those are the numbers, and then a solar cell/panel plant is also supposed to be coming.  I think they broke ground, but I'm not sure.  I haven't heard much on the news about it in the last week or so. 

I guess short answer is Barry, Kalamazoo and Calhoun counties---to start.
