Hi all;
   How does everyone get these lists?  What is a NOD list?
  In terms of getting lists (trustee, out of state owners, etc.) how do you get this other than realtors?  I have asked this of several title companies and none can do this.  List services are mentioned but I cannot find them; any suggestions/websites/etc.?  Thanks so much!

An NOD is Notice Of Default when a homeowner gets way behind on his mortgage payments the bank goes to the courthouse and files a NOD telling everyone that Joe Blow is way behind on his payments and has a certain amount of time before Joe's house gets foreclosed on.

You can find NOD and other lists from:

Courthouses
Sites that sell lists like melissadata or listsource
Title companies may have some lists for you

Some counties even post their NODs online.  If I'm correct, sometimes they call them Lis Pendens.  I create my list off of my county's site.

Google "list broker" or "foreclosure list" and shop around. Just please don't go with RealtyTrac. They are not good. If you buy the lists many times they are a bit older than if you went straight to the courthouse. Shop around for the lists that get updated fast, the cheapest list, and most complete.
