Positive,

Rehabbing is only ONE aspect of this business...  you, with all your "expertise" can't figure out a way to make money in your ideal market of Texas???

Your still beating this horse? I cannot imagine what it must be like to actually have to live with you although I have a strong feeling I know what it is like.  banghead  banghead  banghead

I have figured out a way to make money. It is called doing my job. You should try it some time.
I make my money in another ASPECT of the business called lending to investors and builders as well as first time homebuyers, past customers, realtor referrals. You have proved your own point I am making money in one of the aspects of investing.

So the stock market was better for you over the past 17 months than real estate???  Hmmm...

It may not have been but as the market recovers and we bought in at the right time then yes it will work out better for us. I don't think you are getting it. In fact I know you are not getting it. I DON"T WANT TO REHAB HOUSES. As I stated above you are the perfect example of why rehabbing is not for everyone.

it was so "glaring" that a CERTIFIED inspector, AND the town inspector didn't get it...  but we KNOW why... it was hidden...  Broken down houses are WHY I got a great deal and WHY I will receive a double-digit return...

This is what you do for a living and you still could not catch it? Nice try for you to push it off on other people but at the end of the day YOU ARE A REHABBER it is what you do for a living. That speaks volumes about your ability to do your job correctly. You keep hanging to that future returns theory while the rest of us make our money now. As you know money in the future is worth less than money now especially with the inflation that could be heading our way. But your okay with that because you are getting double digit returns bs

but I'll believe THAT when you post your HML on Reiclub.  Until then, just words...

Perhaps you did not see the part about small and local, but thats okay because it would not matter to you anyway you live in the world of make believe where over budget, drawn out, termite infested, investment dumps produce double digit returns.

Stay on the porch little dog.

Of course it is, otherwise, we'd still be paying for $20,000 toilet seats... Military spending should receive the same fraud and waste oversight as everything else...

The $20,000 toilet seat is not fraud or waste.  It is not what we put in our rent houses.  It is a special seat for extreme use.  It is not mass produced and it includes research and development which means labs and engineers.  All that cost is spread over a small number of toilet seats.  It gets the job done…it does not save money.  They are 3 different things.  Save money get the job done are not joined at the hip.

there are alternatives that DON'T cost TRILLONS to accomplsh the same goal...

I can't argue with that

"This is what you do for a living and you still could not catch it?"

I did catch it genius...  when the wall and floor were opened up, the hidden area had 10-12" from the bottom of the floor to the ground on the side that the ground underneath the crawlspace sloped UP...  The damage was on the curtain and partially in the wall... was not on any of the piers...  keep trying to sound like you know what you are talking about...

The funny thing is, you critizing me for taking the word of a CERTIFIED INSPECTOR as well as a town inspector is like you saying you would go back and go through the house yourself after a certified appraiser gave you an appraisal for a mortgage or a certified inspector gave you a report... how ridiculous do you want to continue to make yourself look???

"Nice try for you to push it off on other people but at the end of the day YOU ARE A REHABBER it is what you do for a living."

Gee, and you've never had a appraisal be off or an inspection go wrong on your houses??? How could that be??? You do mortgages for a living, right?....   rolleyes

"That speaks volumes about your ability to do your job correctly."

So that means you maintain a 100% accuracy record on your transactions and the inspections...  No?  Speaks volumes about your ability to do your job correctly...

"You keep hanging to that future returns theory while the rest of us make our money now."

I thought you said your investment in stocks was for the future, and your HML isn't even formed yet...  what money are YOU talking about... your job?    biglaugh lol

"As you know money in the future is worth less than money now especially with the inflation that could be heading our way. But your okay with that because you are getting double digit returns."

Inflation in this case IS A GOOD THING from where I am at... I bought at the low, remember...  So much for your "expertise"...

"Perhaps you did not see the part about small and local, but thats okay because it would not matter to you anyway you live in the world of make believe where over budget, drawn out, termite infested, investment dumps produce double digit returns."

LOL...  REICLUB LISTS people who only invest in one state...  The fact that you said this makes me believe this HML is BOGUS... that would THE REASON to list your HML on REICLUB... so if it EVER materializes, THEN we can believe it... I guess noone in the HOUSTON area reads Reiclub...   biglaugh lol

I thought you said your investment in stocks was for the future, and your HML isn't even formed yet...  what money are YOU talking about... your job?

Rates are at near record lows. The refi plus program is working like a champ. Business is up over 100% from last year. So yes as a matter of fact I was talking about my job right now.

you've never had a appraisal be off or an inspection go wrong on your houses

Nope not one. I use good professional inspectors and appraisers obviously you will need a referral in the future because the people you are trusting are morons. Whats that they say about birds of a feather flocking together??

100% accuracy record on your transactions and the inspections...

Yes sir that is what I am saying. We have a little thing called quality control that reviews everything I submit. So yes you are correct that does speak volumes about my ability to get my job done correctly every time. Thank you for pointing that out to any investor on this board that needs financing. However based on your track record I think anybody needing a rehabber should avoid you and your company like the plague.

Inflation in this case IS A GOOD THING from where I am at... I bought at the low, remember...  So much for your "expertise"...

I am sorry I thought you were familiar with the term inflation. You are thinking of APPRECIATION but nice try. flush

The fact that you said this makes me believe this HML is BOGUS... that would THE REASON to list your HML on REICLUB... so if it EVER materializes, THEN we can believe it... I guess noone in the HOUSTON area reads Reiclub...

Your right positive I just made this up on the fly to impress you. Tell you what you just stick with your nice future double digit returns theory and let me stick to doing what I do best which making money for myself and the investors I work with. And in case you were wondering yes people in Houston read REICLUB as I have picked up many customers out of Houston, San Antonio, Galveston, etc...

Christopher,

"Rates are at near record lows. The refi plus program is working like a champ. Business is up over 100% from last year. So yes as a matter of fact I was talking about my job right now. "

Great... we all are making money on our job...   rolleyes     You seem to be confused...  my investment is a side investment, not my full-time work...  so your point was either confusion or more blathering...

"Nope not one. I use good professional inspectors and appraisers obviously you will need a referral in the future because the people you are trusting are morons. Whats that they say about birds of a feather flocking together??"

This past year yielded you not one faulty appraisal or inspection in one of the most conusing and tumultuous market conditions we've seen in a long time, eh?...  AMAZING...   bs  No kick-backs from quality-control, huh?...  *sniff, sniff*...  me smells some...   bs

"I am sorry I thought you were familiar with the term inflation. You are thinking of APPRECIATION but nice try"

Very good, and what do you think INFLATION will do to interest rates and COGS???  Now think short-term and long-term impact...

"And in case you were wondering yes people in Houston read REICLUB as I have picked up many customers out of Houston, San Antonio, Galveston, etc..."

And yet for some strange reason you wouldn't put your HML on REICLUB... makes all sorts of business sense...   bs

Like I said, when you DO IT, we'll believe it...  until then... just words...

"Your right positive I just made this up on the fly to impress you."

Considering this is the FIRST time you brought the HML scenario up, and this is NOT the first time we have discussed this, that could very well be...  but, that said, when you are up and running, just post it to REICLUB to advance your exposure, and that will certainly put any question on it to rest...  In the meantime, they are just words at this point...

"However based on your track record I think anybody needing a rehabber should avoid you and your company like the plague."

Christopher, you have no idea how off base you are here...    biglaugh lol

This administration is stealing our rights and at the same time blaming us.2010,,,,2012 can't get here soon enough.

I have heard that our hospital admissions (except for Swine Flu) are really down here.  I have heard that people are postponing their elective surgeries (knee replacements, etc.) until our new health care system arrives.  People just don't want to deal with the insurance companies anymore.

I listened to CNN-2 last night. (While feeding my new nightly addiction on on-line Scrabble).  Michelle Obama and a group that supports women with breast cancer issues.

Woman after woman got up and told their stories of how out of the blue, no family history, they got breast cancer.  Then how they got cured.  Then how their health insurance company CANCELED THEIR INSURANCE ANYWAY.  And no one else would insure them (hey, you might get it again!).  They lived in fear of dying and bankrupting their families.  Criminal acts by the insurance companies, in my opinion.

This is the kind of thing we should all be screaming about.  Almost every family around now has an insurance horror story.  And some of you want to carry on with only those people controlling your health decisions?!

Let's put the insurance companies in competition with a government option and let's see how they perform on our behalf.

Europe does it, Canada does it, Australia does it, Japan does it.  They all have government programs for the health of their people.  Are we so much stupider or corrupt that we can't do the same?

All of those above people live longer, healthier lives than Americans.

We need to do way better.  Adequate public health care for every American is our right.

Sigh... really?

Im not going to get into this "Other countries do it, so we should to" debate, beause frankly, your an idiot if you think we should do things just because thats how everybody else does it.

But what really interests me Furnished.... is what I BOLDED in your quoted post about.

Health Care is a right aye?  Says who?  You?  The Constitution surely doesnt say thats a right.  Uhmm....  I certainly dont think its a right (my money will be paying for it).  Uhmmm...  Where did you hear Health Care is a right?

If Health Care is a right... is free food a right?  It must be because... you die without it, and if you eat poorly, your going to need to go to the hospital more arent you?

If Health Care is a righ.... then free housing is too right?  IF your living under HORRIBLY conditions (on the street), then your going to need to need to go the hospital more often due to illnesses since your... living on the street.

So... If Health Care is a RIGHT, then FOOD and SHELTER shoud be a right too shouldnt it?  All 3 go hand in hand.  If we dont have free FOOD and SHELTER, then that'll drive up the costs (since people are eating bad and living under bad conditions)

Sigh...

Furnished.... seriously.  Are you an idiot?  Your watching CNN.. and your believing it.  You are the exact deffinition of the people these Liberals pray upon.  They think they are so much better than everybody else, and if they say something, PEOPLE WILL BELIEVE IT, because they are stupid.  Well.. now I see... they are right in some cases (you).

IF you honestly believe what you typed right there, I feel sorry for you.  I really do...  I have some advice for you okay?  Look up the deffinition "stealing" and the deffinition "Socialism", then look at Obamas policies.....

Then... I want you to pick up something called.. " The U.S Constitution" and "The Federalist Papers", and "The Bible" and other things about the Founding Fathers (they talk about what makes this country great.)

Now... do you honestly still stick my your JOKE of a post that you just posted?  Boy oh boy, you are a SHEEP of a person.  Believe what those CNN bastards tell you.  God.. what a joke.  I hope you know that, even though you think your post what compelling and reassuring, it just makes you look like a complete moron.   LOOK at the STATES that have ALREADY TRIED SOCIALIZED HEALTH CARE!!! IT DOESNT WORK!!! THEY BANKRUPT!!!

Bottom line is... Health Care is NOT a right, its a commodity. Life, Liberty, and the RIGHT to own property..... Your a Marxist moron.

Furnishedowner,

"I have heard that our hospital admissions (except for Swine Flu) are really down here.  I have heard that people are postponing their elective surgeries (knee replacements, etc.) until our new health care system arrives.  People just don't want to deal with the insurance companies anymore."

So let's get this right... you have "heard" that people are going to put off for TWO YEARS (the earliest it will be available if it ever passes), surgery?  Sounds like they are prepping themselves to get used to government care...   rolleyes beer

"Woman after woman got up and told their stories of how out of the blue, no family history, they got breast cancer.  Then how they got cured.  Then how their health insurance company CANCELED THEIR INSURANCE ANYWAY.  And no one else would insure them (hey, you might get it again!).  They lived in fear of dying and bankrupting their families.  Criminal acts by the insurance companies, in my opinion."

You glance over the fact that the insurance company got them the care they needed (at many times what they would have ever paid into it, mind you), they were cured and then you criticize them for not wanting to go into further debt.  I guess you think that their premiums should not have increased also, right?

See, the problem with your story is that unless every one of those women on CNN had individual policies that they, NOT THEIR EMPLOYER, paid for, the story doesn't hold up, as if their insurance was part of a group policy. and it doesn't work that way.  Don't be so easily manipulated...

"This is the kind of thing we should all be screaming about.  Almost every family around now has an insurance horror story.  And some of you want to carry on with only those people controlling your health decisions?!"

LOL... are you trying to tell us that there are not Medicare nightmare stories???  If so, you are COMPLETELY fooling yourself...  add to that, 90% of them have to get SUPPLEMENTAL insurace to cover gaps in their insurance...

"Let's put the insurance companies in competition with a government option and let's see how they perform on our behalf."

Instead of ONE (government) option, let's open it up to the 1300+ insurance companies that already exist...  If the government takes it all over, over 650,000 employees would be displaced...

"We need to do way better.  Adequate public health care for every American is our right."

Well, if we are naming "rights" that exist NOWHERE but in your mind, I want a "right" to stay in a furnished apartment for a $1 a day...  and I want the government to subsidize at $5 a day...  why should I have to spend money on lodging for vacation, I think it my right not to have to... por better yet, why shouldn't all furnished property owners should have to submit their vacancies to the government, and the HOMELESS or those who need housing should get those for FREE...  Why not?  makes about as much sense as saying you have a "right" to healthcare,...

You are looking for something that does not exist ANYWHERE on this planet... and the countries you listed are ALL looking to PRIVATE INDUSTRY to help save them from their current nightmare...  Yeah, but government is the answer...   rolleyes

All fluff aside, that is EXACTLY what we are talking about....

But you will now note that there is now an amendment to EXEMPT federal employees and labor union employees from the "Cadillac" insurance tax...  they wouldn't NEED an exemption if they didn't have it already...

But everyone else should pay.... rolleyes

Im just hoping to GOD that Obama doesnt get capntrade/health care/stimulus #2 passed and we can wait it out till 2010.  I have a feeling America is going to CLEAN HOUSE on 2010, and make it almost impossibl for Obama to get his agenda passed (I think he knows this, which is why hes trying so hard to get it PASSED NOW NOW NOW NOW).

People like Furnished, who are blindly stupid in following Hussein, are becoming more of a minority.  Thank God for people like Glenn Beck who have a stage to expose all the corruption.
