Still working on the business plan if you must know. Unlike you I don't jump into things blindly and than blather on about what the returns will be when the project eventually gets finished. i prefer to get my ducks in a row. Get real world numbers so that when I get asked questions I have real world numbers not just "you'll get double digit returns... I think".

What is more amazing is that you say I have become known for my insulting words but I get PM's from new members on a regular basis asking for my advice on real estate finance.

You have admitted that your project went from being an investment to a "hobby" is that because you are rolling in the dough and can sit there watching your property rot while you choose to do other things? Or is it because it is easier to ignore the fact that you are in way over your head if you call it a hobby instead of a job.

I think it more highlights the fact that you live in a world were you just make up your own realities. I find it interesting that you can drone on about how successful your wife is, but we never hear anything about you and how successful you are or your business is... why is that Positive? After all with all of your knowledge of the world of real estate you can't seem to finish one project but you are a "player" because you can go out and get another property that will sit and collect dust and hopefully one day provide you with "double digit return", and all your knowledge of "geopolitical realiites, and the cold war..."  it would seem that you would have at least something to say to Hoosier about all the great things you have done. But you don't... why is that?

I drone on about how successful my wife is???  I bring her up occassionally only in context (a handful of times over a couple of years posting)... Yeah, that's "droning" on about her...       I AM very proud of my wife...

To put your silly assertions to rest, as far as me being "successful"...  First, I don't feel the need to project my successes; I'm not insecure....  While I don't live my life on Christopher W's definition of success, I have had my share of success and challenges in my life...  but unlike you, I've had dozens of people working with me, our largest building was about 6500sf... we started in a 1250sf building and over a period of five years and two moves later ended up in a 6500sf facility...  In my life as an employee, I was recruited to start up and run a division of a multi-million dollar international company, which ended up being in the BLACK after one year, and being it's OWN multi-million dollar concern...  I know what a six-figure postion is and entails and to have the pressure of people's livelihood at stake...

Every "job" I've had, before being self-employed, without exception, I always excelled and moved forward...  over the years, I was recruited (which means you weren't looking to move but someone heard about you and wanted you) by three seperate companies because of what I could bring to the table...

So, I am not at all impressed by what you THINK you know or any of your assumptions...  Nor do I feel the need to bring it up...

No, Christopher, I am a doer not a talker...  I am a "player", as you put it, because I am in the game... you are sitting on the sidelines watching everyone else, while being in the ideal market of Texas...  There are MANY ways to do this business, but the ONLY one you can come up with is an HML...  one which, I am sure this time next year you will still be TALKING about doing...  But, prove me wrong...  post it on REILCUB when you do...

What exactly is it that you are doing?? Buying properties that you have no intention of ever completing? Thats like me saying I am going to take an application on every person I ever speak to and that makes me a heavy hitter because I have a 10M pipeline even though I have no intention of closing 99% of the loans. I think that is where you are creating fact from fiction. But you are good at that it seems. Mr. "double digit returns". I will tell you what you are doing... wasting a whole lot of time that could be spend "doing" something to get your properties rehabbed. You have spent a total of 7 days, 14 hours and 11 minutes posting on here instead of "doing" something that could help your family. What an incredible waste.
