 biggrin We just closed our first wholesale deal today with a double closing.   Just wanted to share the good news with all of you.  We have more deals in the works. So good luck and GOD BLESS YOU ALL!  Thanks for all of your  help you have offered.  You are appreciated greatly!  deal  OH YEAH!

Mind telling a brief story about how it came about? Any insights in your first deal you could bring to light for someone just starting?

 deal First things first.  We put out lots of bandit signs around town.  We ended up getting a call about a house.  We negotiated a price of $6,000 for the house.  The ARV for the house  is $45,000.  The house needed alot of work.  We deceided that we would wholesale the house for $10,000.  So we called the investors from our buyers list.  Then we placed and ad in the local newspaper, house for sale $10,000, and got lots of calls and built our buyers more.  An investor called and wanted to purchase the house.  We set up a double-closing.  The buyer came in first and then the seller next.  We payed the seller with the buyers money.  We walked away with a check just under $4,000.  We are currently working on other deals.  We will be putting a 3/1 with 1432 square feet and an ARV of $60,000, under contract tomorrow for $10,000.  We plan to wholesale it for $16,000.  biggrin
