Bird Dog ready to do 1st short sale

 I'm new here and have enjoyed the forums.

 i have been bird dogging short sales for investors and i'm ready to do my own short sales.

  I just need help getting the 1st one rolling.

 my questions is:   what would you recommend ?

  my mistake.   i would like to flip or wholesale these short sales until i can generate enough reserves to purchase a few and then turn them into rentals or do lease options.

 i have no real estate investing experience (other then my own home) but i do know the mechanics of the short sale.

 I guess i am looking for direction to get more educated (courses, books, forums)

for a first time investor....what would you suggest in regards to short sales?
  purchase software with all forms?   
  book suggestions?
  courses?
 

i learn the fastest and the best by doing.
