Finding Serious Buyers

I know this question is probably asked almost every other post, but I have to take this to some experts:

I'm having some trouble finding qualified buyers.  I'm from the Philadelphia, PA area and I seen a significant decrease in actual "Buyers." Even Cash buyers I sold to a year or two ago are trying to wholesale "flip." Which makes it even harder because the once upon a time buyers aren't doing that much right now. Or am I not looking hard enough.

I know the deals are solid because most have an average of 40% equity after rehab.

Can anyone give me some pointers on finding "Actual Buyers"?
