Newbie in conroe, Texas needs help.

I have a great deal, and need a simple REAL ESTATE SALE CONTRACT that is assignable in Texas. Can anybody help me out? I need it ASAP the owner is very motivated to sell. Any help is appreciated. ~ thanks

Isn't John Alexander's Office in or near San Antonio Tx? He has forms and is considered knowledgeable in assignments. I know that I purchased some materials from him over the past 20 years on assignments including contracts and have profited well with his material.....check him out. I'm sure his 'stuff' is Texas Compliant.

This may be a little late to suit your needs, but you can use a standard retail real estate contract. The standard contract is assignable.

Bravo,
Glad to run into a fellow Texan!
My offices is right off of 45 S and Wayside
and another off the beltway and harwin.
Anyway, technically speaking all contracts are assignable unless
expressly written that it isn't.
the only problem you may run into is if you close with a Title company.
'You see, they're going to want to know that the Seller is ok with the assignment.
So here's what you do:
You say that the seller is motivated right?
If he is then he would have no problem signing an agreement to assign.
You can get this from any title company. (Especially the one you're thinking of using or the person you're going to be assigning it to will be using)
Simply include this along with the contract and it all basically becomes part of the document. I'ts easier getting folks to sign everytthing all at once while they're in a signing mood.
You can get a Texas Real Estate commision contract- all official looking and everything

WOW, Dennis I've enjoyed reading you're posts on the Houston investor forum, glad to see you here. I know you helped a lot of people get started here in Houston. IM in a unique situation with this deal. I do have the property under contract, but don't want my name to be on the HUD

Hey Molly, IM still working on it. It seams that investors here will only pay 5,000 for am assignment fee. Anything over that they want to put you on the HUD. Though I've only showed the property to 4 investors, and I think a couple were wholesalers. One even told me so, I've looked into hard money. But with all the fees and double closing costs all the profit is gone
. I've only had the property under contract for 3 week. Hopefully the right buyer will come along.

Learn and earn as you go by signing up deals and assigning them.
Remember. If you can't flip a contract- maybe no one else thinks it's a good deal either.
