---This is somewhat of a getting started question, but I have posted it here as it relates to commercial.---

I was speaking with a friend of a friend, who is a well established commercial investor, about how I could get started investing in apartments.  He responded that if I could find him a property that he were interested in, we could possibly partner up on the deal.  I don't have too much specific information on his buying criteria, but I know how many units and in what area the property would have to be.  The property would also have to be unlisted, as he is aware of the properties that are on the market.   

What are some ways of finding unlisted apartment buildings?  I was thinking about doing some mailers, but haven't looked into it yet.  (I'll be checking it out now.)

Any help is greatly appreciated!

The Master Key:

One of the best ways is to contact the Owner and/or Property Manager of the apartments that fit your buyers criteria and see if they're interested in a sale.

Especially the ones in good areas but look like they're not getting the proper maintenance and management. Those properties specifically usually are great for working out deals.
