Has anyone had any success by outsourcing your wholesale negotiations? If so, can you please share on how to find these sales people and what the commissions should look like? Thanks

The whole idea behind wjolesaling is that you are totally in control of the deal. If you out source it a number of things can go wrong, including:   stolen deals (how would u know), lower profits, alienation of buyer or seller, loss of potential buyers cause someone else now knows who your buyers are, and lots of other unpleasant things.

If you are looking for an investment source that you can put on autopilot and have someone else do for you.....Real estate is not the answer. maybe after you have worked it long and hard you may be able to kick back and enjoy your successes.

I agree with the replies above. No one will do a good job at it as you can. Not in wholesale negotiations, short sales, or property management. The only thing I can suggest is that in the beginning you do it yourself, and once you get to the point that it is too much to handle (several properties at once), hire someone to work with and only for you. That goes for all real estate strategies: from wholesaling to property management.

You hear about people doing real estate and taking vacations all the time.  That is the difference between investing and being self employed.  Wholesaling, flipping etc.  Are generally add value people.  These people are self employed.  Investors have companies that when you look at the org chart there is no box with their name on it.  They don’t have a job.  The activity that matches with this business model the best is rental.  If you look at the tax structure you find that investors pay little or not tax.  If you are preparing your business and the result will have you taxed on your activities it will take your time to make your money.
