I had an idea and was wondering if anyone else had tried it sucessfully or otherwise...I've got a SFH that I'm in the process of rehabbing and I'm working on my marketing plan to get it sold. I'm planning on sending a letter to all Buyers Agents within my metro area to let them know about the house I have.
Who else to find a buyer for me than a buyers agent, right? Plus i'm offering a pretty decent co-broke commission to them if they do find me a buyer. (the house will be listed on MLS as well)

What do you think? Good plan or waste of time?

Sorry, but you've simply left me puzzled. It seems to me that the way to get a "buyers agent" to sell your property is to list it with an agent and get it on the mls.

Maybe things are different in your area, but in my area, a "buyers agent" is just a regular real estate agent who agrees to act as a buyer's agent (representative) for one buyer until they find a house for them. There are no agents who only work as buyer's agents.

Yes, you can send extra letters to real estate agents, hoping to get them to notice your house out of all the ones available. They are receiving flyers from every other agent in their area who is a go-getter. They also have office meetings where they share info about their lsitings and arrange bus tours to see listings in the area.

My best guess is that if you are FSBO and send a lot of letters to agents, that what you will get back is lots of offers to list the property for you.

Buyers agents are agents that only work with buyers who approach them to help the buyer locate properties. There are special accredidations that realtors can receive that make them buyers agents- not all realtors go through this extra training...so yes, there are agents that only work with buyers. I'm licensed myself which is why I don't need to traditionally list the property with an agent because I'm acting as the listing agent.

How many of the emails that you get as an agent do you open and look at?  I know I dont... Its too easy to pull up the MLS and do your search to waste time trying to remember...

I have started building my buyers list using a text number for home information... NO MORE FLYERS... You may want to try that and start double ending your deals by trapping the buyers grabbing flyers...  I say GO GREEN...

Michael- I said I was licensed, but I didn't say that I was a realtor. I've just got my sales license so I know the legalities of brokering deals but I don't work as an agent for others.
I do agree with you that I probably wouldn't open a random email either which is why I was going to mail out an actual letter through snail-mail. figure my odds are better for agents actually looking at a hard letter, vs just email.

I did a search on my state's Association of Realtors website for agents that specifically have the ABR designation- or Accredited Buyers Representative. There are 69 within my metro area. I figure I've got nothing to lose other than the time and postage that goes into sending the letters out.

If youre wanting to turn your property fast there is only one thing that does that....

PRICE

Price is broken into two categories...

1) Price you offer to sell it for

2) Concessions youre willing to pay.

Concessions are broken into two categories.

1) Concessions to the buyer

2) commission to the agents...

As the listing agent/owner offer the selling side more commission... You would be surprised how greedy agents get...
