Finding Motivated Sellers

What are the best ways to find motivated sellers? Are there any books or courses that just focuses on finding and properly contacting sellers?

I put out bandit signs. I set a goal of putting out one sign a day for 30 days. I didn't even get to 30 days and had about 15 good leads. I'm closing on my first wholesale deal next week and then I'm going to start putting out 2 signs every day.               The signs worked for me.    Good Luck.        DAVE

I have used www.profitmakerlist.com to find homeowners that are late in mortgage payments. I have had better luck going the Pre NOD.
