Hey Michael,
Where could I find a list of tax deed sales for Davidson Country (Nashville) Tennessee? I have been able to find a list of houses being sold or dates when the auctions take place. Very frustrating.

Now you need to obtain a list of the properties that will be available at the tax sale. There could be several different ways to obtain the tax sale list depending on the County. In some Counties you can call the County Treasurer and ask for a list. They may have it available to send to you in written form or sometimes on a computer disc. Some Counties have their lists posted on the County website where you can view it for free. Then sopme counties will post it in the local or some paper that is widely circulated.
You said, you have been able to find a list of houses being sold, right?...or did you mean you have not?...If you did find a list of houses being sold, that is the list of redeemable deeds that will be available...the county will be auctiopning off the deed to the property...but it's not a deed absolute. also, you may find that the deed is bid way up...sometimes investors will do this and make it real difficult for the property owner to come up with the total amount they bid plus 10%
In GA, for example...they can bid the prop way up..and the prop owner has to pay that plus 20%...but, if they know the laws, after the do redeem that can petition the county to receive the excess funds back.
but no worries, you or I can call the county official tomorrow and find out (as long as he doesn't party tonight and skip work tomorrow!

Sorry. That was a typo. I have NOT found a list but I have checked many sites on online.
They say the list is published in a local paper, The Tennessean, but a search on their site doesn't produce any results either.
I guess i will call the local office tomorrow and see what gives.
Thanks for the info.

first, go here to get all the info you need to learn about the sales...
http://www.nashville.gov/trustee/faq.asp
then, to get the list go here...
http://www.nashville.gov/chancery/tax_sale_listings.asp
** the sale was Jan 20th...so you may have to check back in a few days or few weeks to see when the next sale is and get the list.

then, when you go to the second link I gave you...
go over to the left side and click on ...delinquent tax info/sales...
this website is Awesome!...you are real lucky to have such a helpful site....you see, they need your help, and they are willing to give you everything you need because the counties are struggling...
you are helping the homeowner (they get more time to redeem)...you are helping the county (they can now immediately take your monies and fix the schools, roads, hospitals, pay fire and police, etc.)...and of course, you are helping yourself ( you are earning a minimum of 10%, as soon as possible the next day)
great job taking initiative to search this in your county!

Do you have any more links aside from those two?
So I'll have a lot of options.

hey Stucky,
I'd like to help you. Need a little more info though.
I have literally thousands of links, but I dont know what you need them for or what links to you are looking for.
You say you need some options. A lot of options to do what? Do you live in the same county as Ennis P?...What do you need links for?
Please elaborate a little...Yes, I have links, yes, I can tell you where to look....but, dont know what options you need because I dont know that which it is you are trying to accomplish.
Make sense?

Hello !!
The pricing option does not depends on the money that we have as it depends on the needs that we have.
So we should set the price of any thing according to the needs and it would not let us to go down on the pricing option.
Thanks

Keep in mind that all the bulk REO's that they want to sell at 40 cents are in the middle of nowhere. Or the vacant house in between the two crack houses in the ghetto! You will also get some awesome properties that will sell right away at a decent price. And that is great as long as you are willing to accept the fact that the other houses will eat your profits.
Now as far as the Auction price on everything Just wondering WHY? Carry back 20% and create a nice income for yourself.
Trust me I am not trying to tell you this is a bad idea. Because it really isin't I am just warning you of the outcome that it will bring. I have floated this boat before and still own a few (in the middle of nowhere) that I wish I would have never ended up with from 11 years ago.
With Bulk REO you have to take the bad with the good.
GOOD FAST OR CHEAP PICK TWO!
You want something GOOD and FAST ITS NOT CHEAP
GOOD AND CHEAP its not fast
FAST AND CHEAP ITS NOT GOOD!
You only get two!
i agree. if you want something Good and fast it is not cheap.

Hi Stucky.
Like your fire! Bulk REO flipping.
ONe thing you said did stand out to me: 'getting my foot in the door for real estate". This tells me you're very new.
It's great to have big dreams and ambitions, however start small.
Your deals are around you everyday.
Figure out what a deal is, learn how to negotiate, how to sign a contract etc all while minimizing risk by doing wholesaling.
Remember, house price is just one factor to consider.
What about repairs? Location? Functional obsolecense(spell?)
Neighborhood.
all those things you can figure out while you get paid when you wholesale.
Start by farming a good solid area in your neighborhood and mail letters to the owners. Ask for referrals from your family and realtors.
Look up folks behind on their taxes and mail to them. Many strategies work, but it's best to begin correctly so you stay in biz for the long haul.

Consistently finding deals at 40 cents on the dollar in decent areas that don't need rehab is just not realistic. You will likely find disasters in warzones that no buyer or renter will want to touch. It is more realistic to focus on high end blue collar areas that are good for flips or cash flow that do need rehab and are 70% LTV maybe a little lower.

Hi Rob,
you are very welcome sir, this really is a great site, I'm fairly new to it as well. Here is the way it works in FL, and the county will not stray from the rules...you would want to start your research 2-4 days before the auction takes place, you need to have enough time to get a list of the properties, check on the ones that have not yet been redeemed, research the titles to make sure there ar no really big snags on assesments you might be responsible for,and then ALWAYS go and look at the property with your own eyes...do not miss this step. Then have some fum at the auction, that is the real exciting part.
You want to have the funds to pay immediately after the sale...the movers and shakers bring either cash or certified funds with them to the sale, and when they win a bid they walk to the back of the room and pay in full (please note that you have only 24 hours to come up with the funds to pay, or you forfeit the property and you will not be allowed into future sales...also, you need at least $200 cash to hold the property for 24 hours...but please aslo note that the property owner can redeem it right up until the property is paid for in full...so even if you pay the $200 and leave to go to the bank, the prop owner can still come in and redeem...that would not be fun for you..)
Tax Deed auction are held in every county in FL, and they are handled by the clerk of circuit court and not the county treasurer who handles the initial lien sales....you cannot bid without being down here, and I wouldnt recommend if you could...see many tax certificate sales are now online, and anyone can bid in the US...so the result is more competition and and less profit...with the deed sales in FL...you have to be there...so many people are not willing and are too lazy to get off their rusty dusty...it takes someresearch...you gotta get the list, research the title, go and look at the properties, get the funds ready, prepare to bid, and make sure you are organized....but, in my opinion, the results and profits you can get by doing it right far outweigh the necessary 2-3 days it takes to prepare...dont bother just looking at one property go and looka t least 5-10....if someone outbids what you are looking to spend (( 20-30 cents on the dollar ))...then no worries, just move on to the next one..or attend the next sale in 2-3 weeks
the beauty is they have these sales all the time...and the number is increasing every month
Good Luck
Is this thread for real? I mean, if you can acquire properties for 20-30 cents on the dollar at these auctions then everyone would be doing it. Am I missing something here? I know the last post on this thread was awhile back, but I would be interested to see if anyone else had more insight into this..........
Just kind of seems too good to be true.
