If you know what you are doing and have deep pockets, you can profit from either.  If however, you are new or inexperienced, apartment buildings and mobile home parks can pull you under and out of business with one mistake.

I start my students out with very small and profitable deals such as creating notes and reselling them on mobile home deals.  One mistake is manageable and will not put you out of business.

Small deals that are profitable will allow you the time to stay in business while you learn and do larger deals including homes, and multifamily deals.
