Are there any wholesalers in the southern New Jersy area, and is wholesaling in this area profitable. I am still learning and about to purchase a mentor and course to learn to start wholesaling. How long does this business take to start because I will be deploying in Oct and I want to start before I leave?

I am an investor in the SJ area. My experience over the past 5 years is that REAL deals are few and far between. It took 5 months to find and close my first deal, one month after that to find and close my second deal, and 2 years after that to find and close my third deal.

There are plenty of deals available for you to lose money with but the profitable deals are (for me at least) few and far between. The short sales and REOs I've seen simply have not had enough profit potential for the risk. Direct purchases from owners is the only way I've been able to get any profitable deals.

CAT0804, I live in south jersey too & I want to get into the wholesaling side of the R.E industry but unfortunately  don’t know the profitability in our area however, I'm currently looking for a mentor/group who could possibly teach me more about the business and you mentioned that you’re about to purchase a mentor/course......
 
For how much?, and where?

I’ve also found that there aren’t many R.E investor groups in southern Jersey, most of the NJ R.E.I groups I’ve found seem more in the Newark/Northern parts of NJ

Go on Craigslist and build your list bro. It is free and you will have CASH BUYERS calling you pretty quick. I give away a free video about how it is done if you want it.

It is pretty cool stuff. But the best part is you don't have to spend a dime to build your list when you are starting.  Cool

The "prominent" South Jersey Real Estate Investors group is SJI at southjerseyinvestors.org. Although I have no direct experience with them I understand there is a local "DIG" investors group in the Philadelphia area that is great.

Never sleep on the craigslist. It is free and plus you get a good response from it. I've sold plenty of homes from ads put on the craigslist. Cash buyers hang out there, you just have to know how to stroke their needs right. Not hard to do.
