Everybody needs something to do and real estate ain’t it.  There just is not enough there to keep you busy.  You write books because everybody wants to know how to do real estate and real estate is so easy they just write a book and make some money.

Got my first deal this month! It was an assignment fee, I found a property for a wholesaler and they paid me.  I have to pay taxes on this and although it's not much I have to figure out what to pay.

My real reason for this post was because I get a lot of people that claim that they are investors and they are successful, Millions in the bank etc...but are trying to sell me a course for $19.99 is that what I have to become to be successful?  I guess as a newbie it's hard to grasp the concept that "There is not enough there to keep you busy" when I'm busting my butt everyday at work for the few pennies I do have.

Your success should be defined by you and not anyone else.  What are your financial goals?  More specifically, what are your REI goals?  At what point will you consider yourself a success?  Don't set the bar so high you can never attain it.  Do you want to completely support yourself from REI?  How much will that take? 
How much time you spend on all this depends on how you want to run your business.  I'm very hands on and do what I can to save money.  Therefore I keep pretty busy at this stage of the game.  Lots of time on weekends and some evenings during the week.

Justin,

  I have a VERY detailed plan in achieving my Goals for 6 months, 12 months and finally 24 Months. I did one deal.  A JV this month I would like to do two deals.  I'm accomplishing this by door knocking my target area.  Bringing out my cards and handing them out to everyone I talk to.  I have some bandit signs that I got from banditsigns.com and I have placed them in my target area.  I am getting calls from people that want to sell but I sometimes feel that I am blowing leads because I don't know how to do other parts of Real Estate so I'm going to read up on them.  I would like to replace my job with Real Estate income...the sooner the better.
