Thanks, Rich.  I think the weekly day-in day-out work helps people see everything put together.

The twenty seventh week has now been posted.  The contractor quest continued through this week. Not something I really enjoy but is very necessary to operating a rehabbing business.

Your blog is definitely one of the better one's that I've read.

I noticed you're getting quite a few leads through your web site.  Are these clicks or are these actual leads (people submitting their information via web forms etc.)?  If the later, your web site is generating a good amount of actual leads a week.  How much are you paying, on average, for your google ppc?

The leads are from actual form submissions where they gave me the information about the house they want to sell, not just clicks to the website.

The ppc is just a small portion of the traffic to the site.  The majority comes from organic search where I am number one for the results in my area for the main keywords.

Interesting.  I have been engaging in a lot of SEO and other online marketing.  My web site is ranked on the first page for various search terms.  Unfortunately I'm not seeing those numbers.  Perhaps I need to get my VAs to vamp this up even more.

Thirtieth week.   It's going by so fast.

Missed out on at least one deal while busy with moving to our new house.  Really made me think more about opportunity costs and how much we give up when we get busy doing things that we should hire out. 

Found two more contractors and wholesaled a house.  Got mooned by a scarecrow as well.  There is a picture. (don't worry it is G rated).

Def Leppard house has now officially been flipped. $31k+ profit made.  Not bad for a paint and carpet rehab.
 
Also wholesaled the Audi house today.  Shaping up to be a really good Thirty Second week.  beer
 
I also finally added the stats for where each one that we've put
under contract has come from.  It really does help to show what lead sources have been producing the deals, not just the leads. 

Here's the current breakdown:

7 deals from website leads. 2 deals from bandit sign leads, 1 deal from absentee owner leads, and 1 deal from probate letter leads.

The Thirty Fourth week has now been posted. 

Another 20k wholesale! 

I've also done a lot of thinking about where I spend my time and where I want to go with everything that I've been working on. 

This has led to a decision to change the format of the blog somewhat.  I'm not exactly sure how much will be changed, but I know that I will not be posting analysis of every lead and probably will not be consistent with weekly reports. 

It was sort of getting a little repetitive anyway with having discussed just shy of 500 leads! 

The change will be for the best and I think it will allow me to be more creative and provide different and more information.

So, there will be no more 'weekly updates' to this post, but the blog will continue. It should be even more educational and, of course will continue to have great stories of our house flipping adventures.

I want to thank REIClub for this awesome forum and for allowing the post to stay active even though most of the posts were from me.

I noticed that this blog is no longer up. Is there anyway that you would share the videos (content)? I am trying to get started in re investing. I am soaking up any info I can. I haven't seen anyone actually give details on fix and flip.
