What are the advantages/disadvantages of using one or the other to close on a deal? What do you guys that close lots of deals use? Thanks!

I am in Georgia and here you
must
close with a re attorney.
My thought on it is that even in a state that allows you to use a title company, I would want to use an attorney. I say this because I would want the added benefit of someone with more actual knowledge (like a law degree) as opposed to what are usually just a bunch of hourly employees putting papers together.
Most of the stories I hear about closings that don't go well because of the use of trusts and such usually are happening at title companies. crying
If I were you I would check on the costs of closings at both. If they are close I would go with the attorney. More for your money.

Attorneys and Title Companies

A lot of attorneys close deals and are in fack associated with title companies. All title companies have attorneys draw the docs and look over the title reports etc. Attorneys that close for title companies get paid a % of the title premium and will probably not charge as much as others that are not title company associated. I used one here in Austin for years thateven taught me how to draw my own documents to save on his fees. i wish he had not moved. If you need the title policy then find a good combination, there are lots of partnerships like this out there.
