Can I wholesale in a very small town?

I am spending some time at my parents in Texas and I noticed a few homes that looked like good wholesale deal. They live in a small town with the population being just over 3,000. Is it possible to do deals here? also, where would I find investors or cash buyers to wholesale to? Thanks in advance.

Wherever there are houses with people living in them deals can be done. However, if you limit yourself to just that town then obviously you won't do many deals. There are people on this forum who send more than 3k mail pieces per month. That's the entire population of that little town.

The answer is to simply expand the area to include enough people to do the deals you want to do, or look into virtual wholesaling.

To find buyer's you can go to any local real estate investors group meetup.com in a good place to find them. Also write an add in craigslist stating that you have wholesale properties and are looking for cash buyer's.
